REAL ESTATE INSPECTIONS FOR HOMEOWNERS

DeLaTorre Septic and Trucking LLC provides noninvasive inspections to our customers that leave both a property’s soil and system almost wholly undisturbed. These inspections can be very informative for potential homeowners.

Realtors and Homeowners

A septic inspection is usually required by a buyer or the lending institution when selling a home with a septic system.

DeLaTorre Septic LLC. has been performing septic inspections for many decades. We have been trained and certified with “Inspection of Existing Onsite Residential Wastewater Treatment Systems” training course. Our inspection certification number is 25630. We have developed a septic inspection procedure that is clear and thorough and is sure to satisfy all parties involved in the real estate transfer process.

We need to begin by gathering some basic information about your home and property. These questions include:

1.   Age of your home?

2.   Is your water supplied by public water or a well?

3.   Is your home occupied? How many people currently use the system?

4.   Is your home vacant? How long has it been vacant?

5.   When was your septic system installed? Have there been any repairs or alterations to the system?

6.   What size is your septic tank? Does your home have more than one tank?

7.   When was your tank pumped last? Previous pumping frequency?

8.   What do you now about the leaching system? Do you have a diagram and/or information page/permit from when the system was installed?

It is important to locate a diagram and/or information page about your septic system. If the homeowner does not have this information, we will contact the local health department or other septic governing authority to see if they have the information. If information does not exist about your septic system, we will need to figure out what your leaching system consists of and create a sketch at the time of the inspection.

Once this information has been gathered, we are ready to schedule your septic inspection and tank pumping.

Septic System Inspection Process

The inspection of the septic system includes:

  • A visual inspection of the septic tank including lids and access risers
  • A visual inspection of the liquid level in the tank to ensure system is not backing up and there aren't any leaks from the septic tank.
  • A visual inspection of the visible portions of the septic tank above the liquid level
  • A visual inspection of the inlet and outlet baffles
  • A measurement of the sludge and scum levels in the septic tank using the "Sludge Judge"
  • A visual inspection of the leaching field
  • A sewer camera inspection of the outlet pipe from the septic tank to the distribution box (if needed)
  • Performing a hydro test simulates a day's use of water in a relatively short period of time

A thorough report will be provided same day if requested..
